Planning commission approves three

At the regular meeting of the Berthoud Planning Commission on July 28, the board looked over three plat proposals for developments in town – the Farmstead second filling preliminary plat, Vantage sixth filing preliminary plat, and Hammond sixth filing final plat – the former two of which were taken up with action by the Board of Trustees at their meeting on Aug. 9, see the associated story on page 1.

The board also voted to appoint Commissioner Karen Anderson to Vice Chair, replacing Jeff Butler, who resigned from the Planning Commission upon being appointed to the open seat on the Town Board on July 19. A motion was made to appoint Anderson and her election was agreed upon unanimously by the commissioners present.

The commissioners listened to Curt Freese, Berthoud Community Development Director, as he outlined the sixth filing final play of the Hammond Farm neighborhood. This property is located west of Hammond 5th Filing, south of LCR 10E, east of Hwy 287, west of Nicholson St, and north of unpaved Hammond Ct. The Applicant, Caleb Development, LLC with Kristin Turner acting as agent, is requesting to create 61new single-family attached residential lots on a 14.16-acre site at a gross density of 11 units per acre. The development proposal also includes a small park and some open space in addition to the single-family residential units.

Freese explained that the major issue in the area was the settling of soils and the town obtained a new engineering firm to evaluate the area and said, “From what we understand this area should be much better than the northern end, some of us are aware of some major settling problems with both the houses and the infrastructure that was done six, seven years ago. (The development) meets all the basic conditions for final plat approval.”

A motion was made to approve the development proposal as it conforms with all necessary codes and statutes. The motion was seconded and approved with a 5-0 vote.

The Planning Commission will meet again on Aug. 11.
